Twin Waters Renovation

When Donny and Amanda Clark spotted their future home listed for sale, they knew immediately it had great potential. The spacious, three storey house nestled between beach dunes and the Twin Waters Novotel Resort had high ceilings, a great layout and multiple zones for their young family. Amanda saw past the dated, cream and beige interior (her boys called it ‘’an old lady home’’ on first viewing!) and put her renovating hat on (gained from previous renovating experience) to work immediately.

The avid property investors were looking for a property that could potentially be renovated to a high standard, then re-valued to create extra equity. They crunched the numbers on the property, saw that it made sense and decided to purchase the property.

​The vast, open plan home was in a fantastic location, and although a little dated, ticked all the boxes! On the third level it had an entertaining area/ bar which they decided if turned into a fourth bedroom, could add serious value to the property as well as come in handy for their many friends and family visiting from New Zealand! They enlisted Ben Dalton from Sunshine Coast building company Your Asset Renovations and got stuck in! We caught up with them to check out the finished project and to ask a few quick questions behind the what, the why and the how of the renovation…

Renovation Type
This property received a complete renovation, transformed from a 3 storey, 3 bedroom and 3 bathroom home to a 4 bedroom, 4 bathroom home. Scope of works included new flooring throughout, sanding and polishing the timber flooring, a new kitchen, the addition of a butler’s pantry, main en-suite bathroom renovation, new laundry and powder room, repainting throughout, exterior painting, and all new switches, GPO’s, down lights and fans. Plus, the addition of a guest retreat with fourth bedroom and guest en-suite on the third floor.

 

Your Asset Renovations: Did you have a vision of what the finished product would look like, and does it fit this image?
Amanda: ‘’I knew what I liked- I just hoped that it worked!’’
Donny: ‘’It looks as good if not better’’

​Indeed, Amanda proved she possessed a true flair for colour, as she selected varying tones of greys, neutrals and white throughout the project. The darker grey tones in the kitchen allow the white stone bench tops to really pop! Her Indonesian-style furniture compliments the existing dark timber bi-fold doors nicely too, and this combination of warm timbers add warmth to the grey and white colour palette.

 

Your Asset Renovations: What do you believe was a vital part of the process that allowed you to succeed?
Donny: “Definitely project management. Ben did a fantastic job of managing our large 460m2 home renovation within the 11 week timeframe, we even added quite a lot of extra’s to the project. His communication was excellent.’’

 

Your Asset Renovations: What is your favourite new zone?
Donny: “The Kitchen and living area”.
Amanda: ‘’Yes, the whole ground floor is a great space to enjoy. The kids can be in the pool or the media room while we’re in the lounge or kitchen, and the open plan design means we can all be together. I also love our butler’s pantry- it has so much storage!”

 

Your Asset Renovations: Where would we likely find you relaxing at 5pm on a Sunday afternoon?
Donny: ‘’Relaxing on the day bed with a beer, watching the kids swim in the pool’’
Amanda: ‘’Yes, you get to enjoy a lovely breeze through the alfresco area late in the afternoon’’.

 

Your Asset Renovations: If you did it again, is there anything you would do differently?
Donny and Amanda: ‘’No! We are rapt with the result!’’

 

Your Asset Renovations: Any advice for would-be renovators?

Donny: “If you’re renovating an investment property, stick to the standard range. If you’re renovating your own home, go the high-end. The results are worth it, and you’ll get to enjoy them”.
